- Site visit & design — we measure, review sightlines, sun exposure, drainage, and any HOA or historic district constraints.
- Permits — decks over thirty inches off grade and rooftop decks require DOB permits; we file and manage them.
- Foundations & framing — properly sized footings below frost line, code-compliant ledger attachment, and corrosion-resistant fasteners.
- Decking & finishing — your choice of composite, hardwood, or pressure-treated decking, plus railings, lighting, and built-in features.

Materials and fasteners chosen for freeze-thaw, humidity, and the occasional summer downpour.
Rooftop & Multi-level Decks:
Properly waterproofed rooftop decks with structural review — common on flat-roofed row houses.
Permit Compliance:
Decks of certain heights or rooftop locations need permits and structural review — we handle the filings.
Integrated Features:
Built-in benches, planters, pergolas, low-voltage lighting, and outlets included in scope when you want them.
