Conversion
Converting a row house or small multifamily building into condominium units is one of the most impactful ways to add value to a DC property — but the work has to be done right. We handle the construction side of the conversion: separating utilities, building fire-rated demising walls, upgrading egress, and finishing each unit so it can be legally sold as a standalone condo.
Our Process
- Pre-construction review — we walk the property with your attorney and architect to understand unit lines, code requirements, and zoning constraints.
- Permits & filings — we coordinate with DC DOB on the building permit, fire-rated assemblies, and the certificate of occupancy filings.
- Demising & systems separation — fire-rated wall and floor assemblies, separated HVAC and electrical, individual meters where required.
- Unit finishes — interior finishes built to a sellable standard: kitchens, baths, flooring, and trim that hold up in a real estate listing.

Code-Compliant Separation:
Fire-rated walls, floor-ceiling assemblies, and sound attenuation built to current DC building code.
Utility Separation:
Individual HVAC systems, separated electrical panels, and metered utilities to make each unit independently owned.
Finished to Sell:
Kitchens, baths, and finishes designed to compete in DC's condo market — durable materials, clean detailing.
Egress & Safety:
Egress windows, smoke and CO detection, and any required sprinklering brought up to code.
