Office
Renovations
An office renovation has to land on schedule. Lease starts, move-in dates, and tenant operations don't wait for a contractor running long. We deliver commercial office renovations in Washington DC with the discipline that scope requires: drawings reviewed against the lease and tenant requirements up front, permits filed early, and a schedule that survives contact with the real world. Tenant fit-outs, full office redesigns, conference rooms, and base building upgrades.
Our Process
- Lease & landlord coordination — review the work letter, landlord requirements, and after-hours rules before we estimate the job.
- Drawings & permits — coordinate with architect and MEP engineers, file the DOB permit, and schedule reviews early.
- Demo & construction — selective demo, framing, MEP rough-ins, ceilings, and finishes — sequenced around the building's tenant policies.
- Final inspection & turnover — final inspections, certificate of occupancy if required, punch list, and a documented turnover.

Schedule You Can Plan Around:
Detailed milestones, real updates, and early warning when something might shift — not the day before move-in.
Building Coordination:
We work with landlords and property managers — after-hours work, freight elevator scheduling, dust containment.
MEP-Heavy Work:
HVAC zones, electrical loads, low-voltage and AV rough-ins coordinated cleanly with the trades.
Tenant Improvement Compliant:
Work delivered per the lease's work letter and landlord standards so you don't fight over allowance reimbursement at the end.
For other commercial work, see our restaurant renovation service. For mixed-use buildings, we also handle multifamily renovation at the residential end.
